Surrey White Rock Langley Vancouver Burnaby

Fraser Valley

Surrey

Character

BC's second-largest city and its fastest-growing, with roughly 734,000 residents. It's really several cities in one — the dense, high-rise Surrey City Centre (Whalley) at its core, and much more spread-out, family-oriented single-family and townhome neighbourhoods like Cloverdale and Fleetwood further out.

What's happening now

The Surrey–Langley SkyTrain extension is under construction, adding rapid transit from King George Station out to Langley City. It's currently on track for a late-2029 opening — a project that will reshape both where growth happens and what property along the line is worth over time.

Housing & neighbourhoods

High-rise condos cluster around Surrey City Centre and SFU Surrey; single-family homes and townhomes spread through Fleetwood, Guildford, Newton and Cloverdale, each with its own town centre and price point.

Getting around & schools

The Expo Line runs through King George, Surrey Central, Gateway and Scott Road stations, with Highway 1 and Highway 91 for driving. Public schools fall under Surrey Schools (School District 36), the largest district in BC.

Fraser Valley

South Surrey

Character

The lower-density, more affluent southern portion of Surrey, stretching from Highway 10 down to the US border and the Semiahmoo Peninsula it shares with neighbouring White Rock. Neighbourhoods like Ocean Park, Crescent Beach, Elgin Chantrell and Morgan Creek run noticeably larger lots and higher price points than the rest of Surrey, with a mix of character homes, executive estates and a genuine handful of true waterfront properties along Crescent Beach and Ocean Park.

What's happening now

Newer master-planned neighbourhoods -- Grandview Heights, Morgan Heights and Rosemary Heights -- continue to build out with a mix of estate lots and townhomes, and Pacific Douglas near the Peace Arch border crossing remains one of South Surrey's most active newer subdivisions.

Housing & neighbourhoods

Detached homes dominate, from established character properties in Ocean Park, Crescent Beach and Sunnyside to newer estate homes in Morgan Creek and Elgin Chantrell; Grandview Heights, Morgan Heights, Rosemary Heights and Pacific Douglas add a growing supply of townhomes and higher-end condos alongside the single-family stock.

Getting around & schools

Highway 99 and Highway 10 connect South Surrey to White Rock, the Peace Arch and Pacific Highway US border crossings, and the rest of the Fraser Valley; there's no SkyTrain station in the area, so most residents drive or rely on bus routes along 152 and 160 Street. Public schools fall under Surrey Schools (School District 36), the same district as the rest of Surrey.

Fraser Valley

White Rock

Character

A small, tightly built seaside city of about 22,000 people on just over 5 square kilometres — one of the most densely populated municipalities in the region. The waterfront promenade and pier are the heart of it; housing is mostly condos and low-rise near the water, with single-family homes on the upper bench.

What's happening now

The historic White Rock Pier, damaged in a 2018 storm, is being rebuilt in phases — the federal government recently committed close to $26 million toward the next phase of reconstruction.

Housing & neighbourhoods

Mostly condos and low-rise apartments near the waterfront promenade, transitioning to single-family homes on the upper bench streets above the beach.

Getting around & schools

Highway 99 and King George Boulevard connect to Surrey and the US border; there's no SkyTrain station within city limits. White Rock's public schools have long been part of Surrey Schools (School District 36), despite being a separate municipality.

Fraser Valley

Langley

Character

One of the fastest-growing municipalities in the region — Langley Township alone is up over 17% since the last census, past 160,000 people. It's a mix of rapidly urbanizing town centres like Willoughby and Downtown Langley City, and large protected farmland to the east.

What's happening now

The Surrey–Langley SkyTrain extension terminates here, targeted for late 2029. Willoughby and Latimer Heights remain among the most active pre-sale townhome and condo markets in the Fraser Valley.

Housing & neighbourhoods

Townhomes and condos concentrate in fast-growing Willoughby and Latimer Heights; Langley City's downtown mixes older single-family with new mid-rise, while large protected farmland (the Agricultural Land Reserve) keeps much of the Township rural to the east.

Getting around & schools

Highway 1 runs through the Township, with the future SkyTrain extension terminating near Fraser Highway. Public schools fall under Langley School District 35, a separate district from Surrey's despite the shared region.

Greater Vancouver

Vancouver

Character

The region's dense, highest-land-value core, home to about 662,000 people (the wider metro area is well over 2.6 million). Downtown high-rise condo towers, established West Side single-family neighbourhoods, and fast-densifying corridors like Cambie and Broadway all coexist here.

What's happening now

The Broadway Subway (extending the Millennium Line from VCC-Clark to Arbutus St) is under construction, currently targeted for a fall 2027 opening. Oakridge Park, the redevelopment of the old Oakridge Centre mall into roughly 2,900 homes plus retail and a 10-acre park, is also underway in phases.

Housing & neighbourhoods

Downtown and the West End are dense high-rise condo territory; the West Side (Kitsilano, Dunbar, Kerrisdale) holds most of the city's detached and heritage housing, while the Cambie Corridor and Broadway are rapidly adding mid- and high-rise as they densify.

Getting around & schools

Served by the Expo, Canada and Millennium SkyTrain lines plus an extensive bus network. Public schools fall under the Vancouver School Board (School District 39), BC's second-largest district.

Greater Vancouver

Burnaby

Character

BC's third-largest city, at over 249,000 people, built around four SkyTrain-connected town centres — Metrotown, Brentwood, Lougheed, and Edmonds. Dense high-rise condo development clusters at those hubs, balanced by large parks like Burnaby Mountain and Deer Lake.

What's happening now

Lougheed Town Centre has approved plans for towers up to 80 storeys, among the tallest in Canada outside Toronto. Brentwood's SkyTrain station recently completed a capacity expansion to keep up with its fast-growing high-rise cluster, and the Metrotown mall site is under a long-term plan that could bring much more housing to the area over time.

Housing & neighbourhoods

High-rise condo development clusters around the four SkyTrain town centres — Metrotown, Brentwood, Lougheed and Edmonds — while detached housing concentrates around Burnaby Mountain, Deer Lake and the Big Bend area.

Getting around & schools

Served by the Expo and Millennium SkyTrain lines, with Highway 1 running through the city. Public schools fall under Burnaby School District 41.
